can do it for 4% of the agreed upon sales price.
"If your Stuart & Associates list agent can sell your home through their numerous means of advertising and they do not have to pay a buyer's agent or a co-op fee, we will only charge you 4% of the sales price."
Note
that "If a buyer has their own agent, it is Stuart & Associates policy to pay the buyers agent 3% as a co-op fee. In the case where the buyer has their own agent, the TOTAL comm. would be 6% (3 to Stuart & 3 to the Buyers agent)"
